The property market in Spain remains one of the most popular choices for overseas buyers, especially from Northern Europe but the housing market in many areas of the country has slowed down.

This means that there are now a number of bargain properties for sale in Spain, especially on the Costa del Sol as well as a number of "distressed property sales".

During the height of the "boom" period, many property investors and buyers purchased multiple properties or even singles properties off plan on the Costa del Sol. This meant they purchased at the very early stages of the proposed development.

For many it was a fabulous choice and highly profitable, especially for those that "flipped" the properties very early on. (By that we mean they sold the property on way before completion making a profit).

However, as the market slowed so did the demand and many owners were left with properties they had purchased but no buyers. This means that now that the developments are nearing completion or indeed complete, they have to come up with the balance owed on the properties.

It was and still is an easy thing to do. At the start of an off plan purchase on the Costa del Sol you would reserve the property with a low reservation fee, usually low enough to pay on your credit card i.e. 3,000 euros. Then month later you would put down the remainder of the deposit which could be as low as 15%.

From that point on the developers had many different payment schemes in operation but it was not unusual for no other payments to be due until completion of the development.

So, 3 or 4 years on the owners have not been able to sell their "investment" property and now have to come up with a mortgage, or in some cases multiple mortgages.

Obviously to some owners this is crippling so they need to sell the property as quickly as possible just to avoid getting in to debt, even taking a loss on the price in some cases.

This is the most common form of distressed sale on the Costa del Sol.
