New property in Spain

One of the reasons that people buy property in Spain is as a long term investment. The growth of the property market means that buyers have enjoyed a high return on their initial property investment. This is the case throughout most regions of Spain and property investors are in a position of positive equity on many purchases.

There are different methods of investment property purchases. One of the popular property investments is to buy off plan. This means that you purchase a property at the planning stage of a development at a lower price that what would be the case when the new development is completed. Obviously you will not be able to live in or rent out the property until the relevant licenses have been granted but through each stage of completion you will see your investment grow. Many real estate agents will advise you that you will be able to buy an off plan property investment and easily sell before it is completed and before you have to make the final payment or take a mortgage. Our advice is to be careful. It is true that you can do this and enjoy a good return on your initial property investment. However, you may not always be able to sell before this point so ensure that you have the funds or mortgage agreed in the event that you need to come up with the final payment. Many people have been caught out by the unscrupulous selling techniques of some agents on the "promise" that you will easily be able to sell before the final payment is due.

Buying a completed new development property
Even after a development has been completed the average increases in property values in Spain means that you will still make a good return on your property investment. Maybe not at the levels that some investors have enjoyed over the last few years but, the property market in Spain is still good and property prices are still on the up. With the ups and downs of the financial markets and the volatile share prices, property is still considered as a sound investment. The advantage of buying a property in a new development that is ready to live in is that you can rent out your property for additional income. There are two options for renting, either short term rentals aimed at holiday makers or for the months that you will not want use of the property or long term rentals for guaranteed income throughout the year. One thing you need to consider if you are getting an income from your property is that you will need to declare the earnings as you will have to pay tax on your income. Buying a resale property
Again as with new developments is Spain, a resale property will still rise in value. Not everyone wants a brand new property and as such there is still a high demand for resale properties to buy. The choice of properties in Spain is vast from apartments, penthouses and duplexes to townhouses, villas and mansions. When buying any property make sure you receive good advice and never feel pressured into buying.
