Choosing the right lawyer

The cost of buying a property in Spain equates to around 10% of your total purchase price.

The actual lawyers fees equate to anything between 0.5% and 1.5% of this total cost and care should therefore be taken in choosng the best lawyer for your project. Obviously there are many lawyers or abogados as they are known in Spain so you should make sure that you appoint a lawyer in Spain that is fluent in your own language. This will help eliminate any misunderstandings that could prove costly just because you were not totally sure what was being said.

Your lawyer will ensure that written into your legal contract is a clause stipulating all debts are paid on exchange of contract. The present owner or seller of the property you are buying is then obliged to present proof that all bills and debts have been satisfied.

Other things handled by your lawyer include things like  the exchange of contracts for utilities from the current owners name to your own. If you are going to be living in Spain you should make sure you spend a little more for a good service so that your life in Spain is the dream you hoped and planned for.
